Collected roughly 171,678 real transaction records across 240 months (Jan 2005–Dec 2024) for municipal districts containing GTX-A stations and compared RMSE, MAE and MAPE across four time-series models (ARIMA, SARIMA, Prophet, LSTM), quantifying how transit-infrastructure investment shapes differentiated local property-market trajectories and which model best explains land-price dynamics near new stations.GTX-A 정차역 소재 시군구를 대상으로 2005.01–2024.12(240개월) 기간의 아파트 실거래 약 171,678건을 수집해 ARIMA·SARIMA·Prophet·LSTM 4개 시계열 예측모형의 RMSE·MAE·MAPE를 비교분석했습니다. 교통 인프라 개통이 지역별 토지시장에 미치는 영향과 모형별 설명력 차이를 정량적으로 규명해, 교통투자와 차별적 부동산 가격 변화 간의 관계를 데이터로 뒷받침했습니다.
